The Federal Government, through the Federal Mortgage Bank of Nigeria (FMBN), provides several housing finance options designed to help Nigerians buy, build, renovate, and own homes

FMBN is Nigeria’s apex mortgage institution. Established in 1956 as the Nigerian Building Society and later reconstituted under the FMBN Act of 1993, the bank operates under the supervision of the Federal Ministry of Housing and Urban Development

Its mandate includes promoting affordable housing finance and expanding access to homeownership for Nigerians

Here are seven FMBN housing finance products Nigerians can explore:

1. Rent-to-Own Scheme

The FMBN Rent-to-Own scheme allows eligible Nigerian workers to move into FMBN homes as tenants while gradually working towards ownership

Payments can be made monthly or annually over a period of up to 30 years, providing an alternative to making a large upfront payment for a home

2. Estate Development Loan

The Estate Development Loan is designed for developers, cooperative societies and corporate organisations seeking financing to develop housing estates

The facility can support the development of housing projects that expand the supply of residential properties and create opportunities across the construction value chain

3. NHF Mortgage Loan

The National Housing Fund (NHF) Mortgage Loan enables eligible NHF contributors to access mortgage financing through accredited and licensed Primary Mortgage Banks

According to FMBN, eligible contributors can access up to N50 million to build, purchase, improve or renovate a home

The facility is available after at least six months of continuous NHF contributions and can have a maximum repayment period of 30 years

4. Home Renovation Loan

This facility is designed for NHF contributors who want to renovate, improve or upgrade their existing homes

It provides an option for homeowners who need financing for improvements without having to finance the entire project from personal savings

5. Individual Construction Loan

The Individual Construction Loan is designed for NHF contributors who want to construct their own homes

The facility can help eligible contributors finance the development of personally or family-owned residential properties

6. Diaspora Mortgage Loan

The Diaspora NHF Mortgage Loan is targeted at Nigerians living outside the country who want to participate in the NHF scheme and eventually access mortgage financing to own homes in Nigeria

Eligible Nigerians in the Diaspora can register with the NHF, make contributions and work towards accessing mortgage financing for property acquisition in Nigeria

7. Ministerial Pilot Housing Scheme

The Ministerial Pilot Housing Scheme is a construction finance model introduced to support the development of housing units for NHF contributors

Under the arrangement, the Federal Ministry of Housing and Urban Development provides land, FMBN provides funding, while competent developers undertake the construction of the housing units

The scheme is also intended to address Nigeria’s housing deficit while stimulating economic activity and creating jobs across the construction sector

How to Apply

Nigerians interested in any of these housing finance options should confirm their eligibility and application requirements directly with FMBN or an accredited mortgage institution

For MSMEs and self-employed Nigerians, understanding available housing finance options can also help with long-term financial planning, particularly for entrepreneurs seeking to move from renting to homeownership
